We help develop the most cost-effective design at the highest quality. Our understanding of the design and facilities planning process allows us to integrate our expertise and talents into the total team effort.
Budget Development
Based on the information made available, HCI will develop a conceptual cost model unique to your project. The conceptual model can be used as a tool for the team to make assumptions and decisions concerning planning and design. As the plans evolve into the schematic stage, HCI will develop more detailed cost analyses and will be able to commit to a guaranteed maximum price (GMP) by the time the plans are at the design development stage.
Life Cycle Analysis
It may be short-sighted to pay less for a piece of equipment that will cost more in maintenance and replacement over the life of the building. Himmelman Construction analyzes all proposed material and equipment to assure that best value is realized for the building.
Subcontractor/Supplier Bidding
The traditional method of project delivery "Design-Bid-Build" is quickly becoming a method of the past. This is because construction experts have realized that the cost variances occur at the subcontract level. Successful owners, developers, architects and construction professionals are beginning to realize that competitive pricing ensues as a result of driving an organized, quality-controlled bidding strategy. HCI's bidding strategy inludes:
HCI consults with architect to develop the appropriate bid strategy, conducive with project goals
HCI reviews bid documents
HCI advertises for letters of interest & pre-qualifications solely from established, reputable subcontractors and suppliers
HCI reviews subcontractor pre-qualification information and makes informed decisions based on experience level, references and team recommendations
HCI ensures that each trade has a minimum of 3 pre-qualified competitive bids
HCI initiates the bid process, setting forth criteria and bid instructions
HCI receives and evaluates bids for thoroughness and compliance to bid instructions
HCI c onsults with the owner and architect for optimal selection of subcontractors & suppliers
HCI awards the subcontracts and brings the subcontractors on board in an effective and expeditious manner
Pre-construction Meetings
Himmelman Construction will schedule and conduct pre-construction meetings with all subcontractors. A tone will be set to establish our expectations and commitment to quality, cost control, schedule and safety. The unique goals of your project will be defined further at this stage. At these meetings the project manager, superintendent and subcontractors will establish the chain of command and communicate their expectations for quality, safety and schedule completion. There will be a demonstration of how the paper work for the project will be filled out, received and distributed.
