Himmelman Construction implements an approach of proper planning and motivation to encourage completing the project in the most expeditious manner. The critical path method schedule that was developed in the planning stage is enhanced with subcontractor and supplier input. Our integrated computer software will identify milestones, critical submittals, approval date requirements and ordering dates.
Value engineering will continue into the construction phase, as the team will always be aware of potential cost saving methods and means. The quality and integrity that is initially established by the design team will not be compromised. The construction team makes valuable suggestions that save money while accomplishing the same result. HCI field staff monitor job cost reports issued by the project accountant. They are aware of the cost implications of their actions in the field.
Subcontractor change order requests are scrutinized extensively. HCI has a reputation of being firm yet fair, in its expectations from all members of the construction team. Only valid requests will be considered for approval. Himmelman Construction has a program to monitor and control changes in the scope of work. HCI has a policy of pursuing all avenues prior to considering methods that carry additional costs. Specific controls are set in place to manage change orders from conception through execution.
HCI project managers meet weekly with the project accountant to ensure that budgets are well-maintained and to identify any potential budget issues. The vast cost savings generated from this proactive approach are immeasurable.
